Is Your Dream Home Hiding a Surprise? Why Fall Is a Smart Time to Look Beyond the Listing Photos

Fall has a way of making houses look especially inviting. A beautiful front porch, pumpkins by the door, warm lighting in the windows and a cozy living room can make it easy to picture yourself celebrating the holidays in a new home.

But before you fall in love with the decorations, let’s talk about what might be hiding behind those beautiful listing photos.

Buying a home is exciting, and it should be. But some of the most important details about a property are things you won’t necessarily notice during a showing.

The Roof Might Have a Story to Tell

A roof is probably not the first thing you notice when you pull up to a beautiful home, but it can become one of the most important.

How old is it? Has it been repaired? Has the property experienced storm damage?

In Texas, roof condition can affect homeowners insurance availability and cost. An older roof doesn’t automatically mean you should walk away, but it is something worth investigating before you get too far into the process.

A professional home inspection and conversations with your insurance agent can help you understand what you’re buying.

That Beautiful Backyard Could Have a Bigger Price Tag

You may love the pool, the outdoor kitchen or the beautifully landscaped yard, but those features can come with additional expenses.

Pools require maintenance. Larger properties can mean higher utility bills and landscaping costs. And certain home features may affect your insurance needs.

None of those things are necessarily reasons to pass on a property. They are simply expenses worth considering when deciding what you can comfortably afford.

The mortgage payment is important, but so is the cost of actually living in the home.

Don’t Forget About Property Taxes

This is a big one, especially here in Texas.

Two homes with similar sales prices can have different property tax bills depending on their location, exemptions, special taxing districts and other factors.

And the amount the current homeowner pays may not be what you will pay after purchasing the property.

This is why I prefer to review estimated property taxes for the specific home you’re considering rather than assuming the seller’s current tax bill tells the whole story.

A home that looks affordable based on the listing price might feel very different once the full monthly payment is calculated.

The Insurance Quote Deserves Attention Too

Homeowners insurance is another expense I encourage buyers to investigate early.

The age of the home, roof condition, location, coverage choices and other factors can affect the premium.

Don’t wait until the last minute to find out what insurance may cost.

Getting quotes early can help us develop a more realistic estimate of your monthly housing expense. And if a property has an issue that makes insurance difficult to obtain, it’s much better to discover that before you’re approaching closing.

Fall in Love With the House, but Know What You’re Buying

I love helping people find a home they are excited about. There is something special about watching buyers get the keys to a place where they’ll make memories for years to come.

But I also want them to feel comfortable with the financial commitment they’re making.

The goal isn’t to find a house without a single imperfection. That probably doesn’t exist.

The goal is to understand what you’re buying, what it will cost and how it fits into your financial plans.

So enjoy the fall decorations, imagine Thanksgiving around the dining room table and picture that Christmas tree in the front window.

Just make sure you’re looking beyond the pretty pictures, too.

If you’re thinking about purchasing a home this fall, let’s talk. I’d love to help you look at the numbers before you fall in love with the house.

Important Information about Procedures for Opening a New Account
To help the government fight the funding of terrorism and money laundering activities, Federal law requires all financial institutions to obtain, verify, and record information that identifies each person who opens an account (e.g., establishes a formal relationship by means of a loan application) What this means for you: When you open an account, we will ask for your name, address, date of birth, and other information that will allow us to identify you. We may also ask to see your driver's license or other identifying documents.
No statement on this website should be considered a commitment to make a loan. Loans are subject to borrower qualifications, including income, property evaluation, sufficient equity in the home to meet LTV requirements, and final credit approval. Approvals are subject to underwriting guidelines, interest rates, and program guidelines, and are subject to change without notice based on applicant's eligibility and market conditions. Refinancing an existing loan may result in total finance charges being higher over life of loan. Reduction in payments may reflect longer loan term. Terms of the loan may be subject to payment of points and fees by the applicant.
